PHASE 1
Concept

  • Start-up meeting
  • Site inspection
  • Research for style direction and architectural feel
  • Develop preliminary layouts
  • Develop 3D model
  • Provide preliminary budget
  • Present the concept design
TOTAL WEEKS: 10

PHASE 2
Design development

  • Approve concept design by client
  • Develop the site plan and  design direction
  • Finalise plan layouts
  • Make selections for primary  materials
  • Finalise all specifics for constructing the project
  • Finalise layouts for FFE
  • Provide drawings and coordinate  with QS for budget cost estimate
  • Draft and prepare IMB ‘Izin  Mendirikan Bangunan’ drawing
TOTAL WEEKS: 10

PHASE 3
Tender &
Construction drawings

The consultant will provide the client with  dimensioned and notated architectural construction  documents and design development which will include plans, elevations, sections, construction details, general, specification, door/window schedule, finishes schedules and sanitary ware schedules  necessary for the quantity surveyor to create a bill of quantities and contractor to construct the building.

TOTAL WEEKS: 4

PHASE 4
Construction stage &
Site supervision

  • Make any final adjustments  to construction drawings and  schedules
  • Manage day to day  correspondence with the main  contractor/project
  • Attend regular design team  meetings on site as agreed
  • Review of contractors progress  claims and confirm to you
  • Provide variations or additional  details, information and instructions to the main  contractor as approved
  • Consistent reviews of  workmanship quality
TENDERING PROCESS 1 MONTH CONSTRUCTION PROCESS 12 MONTHS *depending on size and design of the build
